Tools and Technology
As a building and pest inspector, I understand the importance of using the right tools and technology to provide accurate and comprehensive inspections.
I utilise a range of specialised equipment to detect and identify building defects, moisture, and termite activity. From non-destructive moisture readers to thermal cameras and laser levels, my tools enable me to provide detailed reports for my valued clients.
Below, you’ll find an overview of the tools and technology I use to deliver building and pest inspection reports (see sample reports here) of the highest quality.
Tramex Building Moisture Encounter ME5
The ME5 is a moisture detection tool that can detect moisture in building materials. It is a non destructive moisture reader and can detect moisture in materials such as, timber, plasterboard, maronary etc. It helps identify defects like roof leaks, plumbing leaks, rising damp, bathroom and shower leaks, window leaks etc. Termite workings are kept moist by the termites as they need humidity within their tunnels to survive. The ME5 can detect this moisture and helps detect termite activity. Moisture within buildings leads to timber decay, unhealthy living conditions and is conducive to termites. I use this tool on all Pre Purchase, Pre Sale Inspections, Pest Inspections, and when required on other inspections.
Protimeter MMS3
The MMS3 is used as a moisture meter and a hygrometer. It is detects moisture in building materials such as plasterboard, timber, masonry. I use this tool predominantly as a Hygrometer within houses with subfloors that have moisture issues. A hygometer reads the moisture that is with the air telling me the relative humidity. Subfloors that contain timber building elements should have a long term average of below 60% relative humidity. Subfloors that are above 60% relative humidity for long periods of time are susceptible to fungal decay and are associated with unhealthy internal living conditions. I use this tool on houses that have damp subfloors and visible mould growth.
Flir E8 Thermal Camera
The E8 thermal camera is used to read surface temperatures of building materials. Different surface temperatures and indicate defects. It helps with identifying moisture and water leaks within buildings, termite activity, missing insulation and electrical faults.
Termatrac T3i
The Termatrac T3i is a moisture and termite movement detector. The Termatrac can detect this moisture and helps detect termite activity. The termite radar movement sensor can be used to detect movement within timber and behind wall linings.
Topcon RLH4C
The Topcon RLH4C is a laser level. A laser level is used to level and align. I use this tool to check the levelness of concrete and timber flooring systems. I use this tool on Footing inspections and Frame inspections.
Dewalt Self Leveling Cross Line Laser
The Self leveling cross line laser is used to create level and plumb lines. I use this tool to check kitchen cabinetry, floor and wall tiling installation, floor room levelness. I use this tool on Hand over, pre purchase, per sale, and building inspections when required.
